No Reserve Subject to Confirmation:
Seller must confirm the winning bid within 48 hours.  The Seller reserves the right to accept, reject, or counter offer the winning bid.  The Bidder may further the negotiations.

Reserve:
Seller sets a reserve price.  The price must be met or exceeded in order for the property to sell to the winning Bidder.

No Reserve "Absolute":
Seller agrees to sell the property to the highest Bidder regardless of the winning bid amount.
